Developer Billingsley Co. is moving ahead with plans for the next phase of the 1,000-acre Cypress Waters community on LBJ Freeway.Â Billingsley has filed building permits for a five-story, 250,000-square-foot office building that will be part of a mixed-use development called The Sound.Â Located on the south shore of North Lake, The Sound will include offices, shops, restaurants and apartments.Â Architect Gensler designed the planned office building at 3100 Olympus Blvd. with glass, natural wood and stone exteriors.Â Building permits say that the project will total more than 500,000 square feet, including the parking garage. And the value of the development is more than $25 million.Â The first Sound office building, apartments and retail are scheduled to be open by early 2018.Â Billingsley is working on a second officeÂ Â building in the same area that is being pitched to Dallas-based restaurant firm Brinker International for a potential headquarters.Â And Billingsley has given detailed plans to the Dallas Plan Commission for two apartment buildings in The Sound that will contain 539 units. The 4, 5 and 6-story apartments will be located on Mulberry Hill Road, according to the plans.Â Cypress Waters is currently home to companies including 7-Eleven, CoreLogic, Nationstar Mortgage, OneSource Virtual and Toyota Industries.Â In all more than 6 million square feet of offices are planned for Cypress Waters that will eventually house more than 20,000 workers.
