- Your Home is Priced Too High.
When it comes to determining the right price for your home, you as the seller set the home’s asking price. If the price is too high, you’ll have a tough time getting potential home buyers to look at it. If you don’t ask enough, you risk losing potential profit. Ask your REALTOR® to prepare a comparative market analysis (CMA) to help in your pricing decision. A CMA includes recent sales, homes that didn’t sell and were removed from the market, and current listings in your community.
- There’s No Curb Appeal.
Step out of your front door, turn around and look at your house from the street. What do you see? Is it an inviting, first impression or a patchy lawn, unruly hedges and peeling paint? First impressions matter. Make sure the lawn looks lush, flowerbeds are weeded and mulch is fresh. Paint your front door. Give your home’s exterior the “TLC” it deserves. Sprucing up your home’s curb appeal may be something you can do inexpensively and the return could mean selling your home more quickly.
- Your Home is Cluttered.
Less is always more when it comes to clutter. Your home should appear as open and clean as possible. Box up your knick-knacks, dust collectors, and all those little extras filling your shelves. Do you have too much furniture in a room that prevents a buyer from truly appreciating its layout? You may have to put your personal belongings in storage. Living with less opens up your space and allows potential buyers to appreciate your home’s best features.
- You Left Your Pet at Home.
Whether you have a dog, cat or parakeet, remove your pet (and all evidence of the critter) during a showing. If you don’t, you may be costing yourself a potential home buyer. A face-to-face run-in between an interested buyer and your pet could be a definite deal-breaker, but even litter box, dog bowl, or bird cage could cause a buyer to think they smell or see something that isn’t even there. While some home sellers don’t see it that way, why risk money and profit by not taking a few small precautions.
- You Stay While Home Buyers are Touring Your Home.
Sometimes a home seller will stay during a showing following the potential buyer around the house trying to sell the house themselves. That is why your hired a REALTOR® to sell your house. You may actually be hurting your chances by seeming too eager or making the buyer uncomfortable and not free to speak openly.
- You Didn’t Hire the Right REALTOR®.
You should consider your real estate agent as your business partner. Be sure to interview enough REALTORS® so that you are 100 percent comfortable when selling your house. Ask for recommendations and references from other home sellers. Understand their grasp on the local housing market.
